The information we collect from individuals (“clients” or “you”) helps us personalize and continually improve our services to you. Here is a non-exclusive list of the types of information we gather about our clients:
Information You Give Us
We receive and store any Personal Information you provide to us including, for example, information you enter on our Site, such as names, e-mail addresses and other personal information, information that you send us by mail or email and any information you provide by phone or in person. You can choose not to disclose certain information, but then you might be limited in the services you can take advantage of. We use the information that you provide for such purposes as:
If you tell us where you are (e.g., by entering your city or zip code information), we may use that information to provide you with location-based information, such as the location of managed properties near you.
If you provide us feedback or contact us via email, we will collect your name, email address, phone number, mailing address, as well as any other relevant information, in order to send you a reply and for other purposes such as improving the quality of our products and services.
We use information that clients provide in order to process lease requests and otherwise provide our services and protect our rights.
If you create an account, we will collect all information you provide that relates to our properties and your rental unit, lease or other information.
We also collect other types of Personal Information that you provide to us voluntarily, such as any information requested by us if you contact us by phone or via email regarding support.
We receive and store certain types of information whenever you interact with us or visit the Site.
Information Collected by our Servers. When you enter the Site, to make the Services more useful to you, our servers (which may be hosted by a third-party service provider) collect information from you, including, for example, web pages visited as well as the page visited prior to, or upon leaving, a site, your browser type, domain name, date/time stamp for your visit and your and Internet Protocol (IP) address (a number that is automatically assigned to your computer or device when you use the Internet). We use this information to analyze trends, administer our services, monitor for fraudulent activities and for the efficacy of our fraud management tools, and better tailor our services to our users’ needs. This information is gathered for all Site visitors.
Third-Party Analytics. We partner with third-party service providers to engage in analytics, auditing, measurement, research, and reporting, including, without limitation, based on Personal Information or other information collected over time, such as through your creation of an account, your activity on the Site, your device’s geographic location (which may include specific longitude and latitude), and your activity on unaffiliated third-party websites, applications, or other online services (“Analytics Companies”). Our Analytics Companies may use web logs or pixel tags, and/or they may set and access cookies or other tracking technologies (sometimes referred to as “smart cookies”) on your computer or other device. We may use this data in individual form, we may share information that does not, by itself, identify you individually and/or aggregated information and/or statistics with others outside of the Company, and we may allow third parties to collect and aggregate other information in connection with the use of tracking technologies. Your Personal Information also may be used for analytics related to tracking your activities on the Site, for example, whether you accessed account information and which links within our Site you clicked on. You may opt out of certain third-party analytics by visiting the website of the relevant Analytics Companies.
Information that we receive from other entities.
Some of our services may involve obtaining information from other entities such as credit reporting agencies, former landlords, employers or companies that provide services or products to you such as devices or mobile device apps. We may also obtain lists of individuals or contact information in order to provide them with information about our services. In the case of some services, we may receive this information based on a consent from you. In other cases, we may receive information because you apply for housing or participate in a program that utilizes or offers services to you.
How we Use Client Information
We use the information we collect for a number of purposes, including to provide, maintain, protect and improve the Site, to develop or improve our services, administer and perform under our agreements with you and others and to protect the Company and our users.
In general, we use your Personal Information to respond to your requests as submitted through the Site or to aid us in serving you better. For example, we use your Personal Information to do the following:
identify you as a user in our system;
determine whether to enter into a lease or other agreement with you;
perform our services and exercise our rights under any agreements;
provide improved administration of our services;
improve the quality of experience when you interact with us or our Site;
solicit your feedback;
provide customized content or personalized promotions; and
send newsletters, surveys, offers, and other promotional materials related to our services and for other marketing purposes of the Company.
When you contact us, we may keep a record of your communication to help solve any issues you might be facing. We use data we collect to deliver and personalize our communications with you. For example, we may use your email address to inform you about our services and offerings, such as to let you know about upcoming changes, improvements or repairs, inform you when a lease is ending, update you or inquire about a service or repair request, invite you to participate in a survey, or tell you that you need to take action to keep your account active.
We may combine Personal Information collected from the Site with information, including Personal Information, from other services, affiliates, vendors, third parties or publicly available information.
We and our Analytics Companies may implement and evaluate our marketing activities, including to engage in targeted and personalized online advertising, in third-party website, application, television, or other online or offline services operated by third parties. This marketing may be targeted to you based on personal or other information collected over time, such as through your use of our services, the Site, your browser’s geographic location (which may include longitude and latitude), your activity on unaffiliated third-party websites, applications, or other online services, other marketing activities and programs, and/or from third parties with whom we work. We and our Analytics Companies may use tracking technologies to collect information for such marketing and evaluation purposes. We and our Analytics Companies also may identify whether our marketing activities resulted in you engaging in other activities on our Site, our advertising and/or marketing, obtaining services from us or our affiliates, or otherwise engaging with us. In addition, we and our Analytics Companies may target ads to you if we or our Analytics Companies have identified you as a client using information we share with them, such as your name, email address, or mailing address.
We and our Analytics Companies may use collected information to establish connections among related web browsers and devices (such as smartphones, tablets, computers, and televisions) for targeted advertising, analytics, attribution, and reporting purposes. We and/or our Analytics Companies may match your browsers or devices if you log into the same online service on multiple devices or if your devices share similar attributes that support an inference that they are used by the same person or household. This means that your online behavior (i.e., information about your activity on websites or applications on your current browser or device and your device’s geographic location, which may include specific longitude and latitude) may be combined with information collected from your other browsers or devices. For example, our Analytics Companies may use this information to deliver an ad on your tablet or smartphone, to limit the number of times you see an ad across your devices, and to help measure the effectiveness of advertising campaigns across devices.

Information about our clients and website visitors (collectively referred to as “clients”) is an important part of our business, and we do not sell personally identifiable client information to others, though we may use and share client information as described below:
Legal Requirements and Protection
We release Personal Information when we believe release is appropriate to comply with law; enforce or apply agreements; or protect the rights, property, or safety of the Company, our clients, or others, including exchanging information with other companies and organizations for fraud protection and credit risk reduction.
Information you share.
Our Sites may let you share information with others. There also may be areas within our properties where information may be posted. Remember that when you share information publicly, it will be generally viewable by the public and any information posted on a Site may be indexable by search engines.
In certain circumstances, we may provide you with notice that information about you might go to third parties and give you an opportunity to choose not to share the information.
NOTICE TO CALIFORNIA RESIDENTS – YOUR CALIFORNIA PRIVACY RIGHTS (AS PROVIDED BY CALIFORNIA CIVIL CODE SECTION 1798.83)
A California resident who has provided Personal Information to a business with whom he/she has established a business relationship for personal, family, or household purposes (a “California Customer”) may request information about whether the business has disclosed Personal Information to any third parties for the third parties’ direct marketing purposes. In general, if the business has made such a disclosure of personal data, upon receipt of a request by a California Customer, the business is required to provide a list of all third parties to whom personal data was disclosed in the preceding calendar year, as well as a list of the categories of personal data that were disclosed. California Customers may request further information about our compliance with this law by emailing SignatureMarketing@Richmanmgt.com. Please note that we are only required to respond to two requests per California Customer each year.
The above rights are separate from rights that California residents may have under the California Consumer Privacy Act (“CCPA”). Note that the Company is not subject to the CCPA as a “business” (as defined in the statute). Nonetheless, we respect the privacy and wishes of individuals regarding their privacy. As such, you may make a request regarding our use, handling and protection of your Personal Information by contacting us as described in Section 13, “Contact the Company” below.
Security of Information
The security of your Personal Information is important to us. When you enter sensitive information on the Site, we encrypt that information using secure socket layer technology (SSL) or other encryption methods. We follow reasonable standards to protect the Personal Information submitted to us from unauthorized access or disclosure, both during transmission and once we receive it. However, no method of transmission over the Internet, or method of electronic or physical storage, is 100% secure. Therefore, while we strive to use commercially acceptable means to protect your Personal Information, we cannot guarantee its security. We assume no liability for any disclosure of data due to errors in transmission, unauthorized third-party access or other acts of third parties, or our acts or omissions.
Updating Your Information
If your Personal Information changes, you may correct, update or remove Personal Information previously provided to us by contacting us at (813) 262-0401 or SignatureMarketing@Richmanmgt.com.
Information From Children
The Company does not knowingly collect or solicit Personal Information from anyone under the age of 13 or knowingly allow such persons to register on our Site. If you are under the age of 13, please do not attempt to visit or register on the Site or send any information about yourself to us, including your name, address, telephone number, or e-mail address. No one under age 13 may provide any Personal Information to or on the Site. In the event that we learn that we have collected Personal Information from a child under age 13 without verification of parental consent, we will delete that information as quickly as possible. We encourage parents to monitor their children’s internet usage and/or to use web filtering technology to supervise their children’s access to the internet.
Opt-out of Receiving Communications
If you are no longer interested in receiving e-mail announcements and other marketing information from us, please e-mail your request to SignatureMarketing@Richmanmgt.com or click on the “unsubscribe” link in any of our e-mails. Please include your name and mailing address (as well as your e-mail address) if you prefer not to receive direct mail postcards or catalogs. Note that you may still receive marketing materials for a short period of time thereafter, and you will continue to receive client service related and other non-marketing communications from us.
Do Not Track Disclosure
Do Not Track is a privacy preference that users can set in their web browsers. When a user turns on the Do Not Track signal, the browser sends a message to websites requesting them not to track the user. For information about Do Not Track, visit www.allaboutdnt.org. At this time, the Site does not respond to Do Not Track browser settings or signals. In addition, the Site may use other technology that is standard to the Internet, such as pixel tags, web beacons, and other similar technologies, to track visitors to the Site. Those tools may be used by us and by third parties to collect information about you and your internet activity, even if you have turned on the Do Not Track signal.
